Project Brief

The aim was to modernize DDC controls and pneumatic systems with a new BMS featuring multi-site web hosting, NABERS reporting, and tenancy after-hours booking, using Niagara N4 software. All work was conducted after hours.

Outcome

Implemented Nube iO controllers and Rubix Compute Edge Gateways within the existing BACnet IP network.
Enabled comprehensive control of mechanical systems, plus added functionalities like electrical meters, LoRa water/gas metering, and CO2 monitoring.
Updated to Johnson Controls VAV and DDC BACnet devices using the BACnet RS485 network.

The task was to unify 27 buildings, each with its own BMS, into one system. Enviro Building Services deployed Nube iO Edge gateways at each site, mapping all BMS points to a central cloud server, creating a global cloud-based dashboard for overriding HVAC schedules and seasonal temperature adjustments, as well as reporting HVAC electrical metering and environmental data.

Outcome

Enviro Building Services installed Nube iO Edge gateways, 4G routers, and HVAC electrical meters at all 27 sites. Existing BMS data points were mapped to the Nube iO cloud platform, with wireless LoRa environmental sensors integrated as BACnet data points. The resulting dashboard enabled global setpoint and scheduling controls, and comprehensive HVAC, utility, and environmental reporting. This allowed remote diagnosis and resolution of HVAC performance issues, ensuring optimal occupant comfort across the Properties NSW portfolio.
